The discount you apply before you ask

Forty. That is the median age of a first-time home buyer in America now, and it is a record.

The share of buyers who are buying their first place has fallen to 21 percent, the lowest ever recorded.

Those are hard numbers and they describe a hard market. Keep them in mind, because the next part is not about the market.

It is about the sentence you say out loud when somebody asks where you want to live. You have already taken money off it. You did it before you finished saying it.

The discount you apply before you ask

Listen to yourself for one day. The discount is audible. It arrives as a phrase, always the same handful of them.

Nothing is wrong with a one bed on the edge of town, if that is the thing you want.

The problem is the word before it. Happy with. Would do. Realistically.

Where the discount comes from

You are doing something sensible in the wrong order.

You have read the market. You know what it costs. So you take the market's answer and you apply it at the asking stage, before you have even said the thing.

That is one step too early. The market gets a vote at the offer stage, not at the wanting stage.

When you discount at the wanting stage, you never find out how big the gap was. You live inside a number you invented on a Tuesday, and you defend it for years.

What to say instead

Say the undiscounted version once, to yourself, in a room with the door shut. Make it physical rather than financial. Not a price. A description.

Physical is better than financial because a price is a stranger's number and a window is yours.

Then, separately, and only then, look at what it costs. The order is the whole method. Want it, then price it. Never price it while you are still wanting it.

Somewhere to put the wanting

Give it a place in the house. A drawer. A card behind a photograph. One page in a notebook that holds nothing else.

It sounds small and it does one useful thing. It stops the wanting from leaking into every conversation, where it gets talked down by whoever is in the room.

People have been doing this for two thousand years, and there is a room in Italy that proves it.

Where it goes wrong

You make it a price. A number is easy to argue with and easy to lower. A window facing east cannot be talked down by a friend over dinner.

You say it to the wrong person. Tell one person who wants it for you. Not the group chat. Not the relative who says the market is dead. The discount usually arrives in somebody else's voice first.

You wait to deserve it. There is no threshold where wanting a better home becomes permitted. Nobody is checking your paperwork before you are allowed to want a garden.

The older version

In October 2018 archaeologists working in Regio V at Pompeii opened a room and found the largest household shrine the site had produced.

The house is now called the House of the Enchanted Garden. The town was buried in 79, so the room is first century.

It is a lararium, the shrine to the Lares, the spirits of that particular house. Every Roman home of any size had one.

Inside the altar niche they found burnt remains of offerings, still sitting there.

Serpents are painted on the wall, coiled around pinecones and eggs. There is a peacock, painted so that it stands over a real flower bed in the room.

That is the detail worth stealing. The wanting had a location. It was not spread thinly through the house, and it was not shouted at dinner. It went in one niche, in one room, and it stayed there.

What we are seeing

Buying a first home has moved a decade later in life. The median first-time buyer is 40, a record high, and first-time buyers are 21 percent of the market, a record low. Thirty percent of all purchases were cash.

People are staying put. Eleven percent of Americans changed address in 2024, about 37 million people, the lowest rate since the Census Bureau started counting in 1948.

Most people have already given up on the house. In a survey of 1,000 Americans, 53 percent said their dream home would remain a dream. Seventy percent said they would take a worse house in the right place over a better house in the wrong one.
